Vastu for Villas

A villa or independent bungalow is where Vastu can be applied most completely, because you influence everything from the plot to the roofline. That starts before construction with the plot itself: square and rectangular plots are strongest, the north-east corner should ideally be the lowest and most open point, and the building is best placed towards the south and west of the plot, leaving more open space towards the north and east.

Because you control the full structure, you can position the pooja room in the north-east, the kitchen in the south-east, bedrooms in the south and west, and keep water sources correctly placed — an alignment that is often impossible to achieve in a ready-built flat.

Water placement is a defining feature of villa Vastu. Underground water tanks, borewells and sumps are best in the north-east or north, while overhead tanks and heavier water storage belong in the south-west or west. A swimming pool, if any, sits comfortably in the north or north-east. Getting water direction right is one of the strongest positive factors available to a villa owner.

Slope and levels matter too: the ground ideally slopes down towards the north-east, and the north-east portion of the house should be kept lower and lighter than the south-west, which should carry the greater height and mass. This mirrors the classical principle of keeping the north-east open and the south-west grounded.

In a two-storey villa, place the master bedroom in the south-west of the upper floor for maximum stability, and keep the staircase in the south, west or south-west — never in the north-east, where a staircase is a notable defect. The pooja room is best on the ground floor in the north-east. Living and guest areas suit the north and east, benefiting from morning light.

Because a villa is a long-term investment, it is worth running a Vastu check on the plan before construction begins. Correcting a room position on paper costs nothing; correcting it after the slab is poured is expensive.
